Scratching in the attic at night? In the East Valley, that's almost always roof rats. They showed up in the Phoenix area in the early 2000s, found the citrus-belt neighborhoods of Mesa and Gilbert, and never left. Mature citrus, dense oleanders, easy attic access — older East Valley neighborhoods are roof rat paradise.

We deal with three culprits here: roof rats, the climbers that run power lines and tree limbs into your attic; pack rats, the desert natives that nest in cactus, sheds and engine compartments; and house mice. Different animals, different strategies — same ending when it's done right.

And here's the truth most companies bury: trapping alone doesn't end a rodent problem. Sealing does. A rat needs a gap the size of a quarter. A mouse needs a dime. Until those gaps are closed, your attic has a revolving door. Our service is built around exclusion as the permanent fix.

Inspection: Finding the Front Door

Every rodent job starts in the attic and on the roof. We look for droppings, gnaw marks, grease rubs along travel routes and nest material — then for the entry points themselves: gaps where the roofline meets the fascia, unscreened attic vents, AC line penetrations and garage door corners.

Roof rats almost never enter at ground level. They run power lines and tree branches, then drop onto the roof. If your citrus touches the house or oleanders reach the eaves, that's the highway. We trace the route before anything gets trapped or baited — otherwise you're guessing.

Trapping and Bait Stations

Inside the structure we use snap traps, not poison. Bait inside an attic means a rat dying in a wall void and announcing it for weeks — we don't do that to you. Traps kill fast, and they let us verify the count on every follow-up instead of hoping.

Outside is where bait stations earn their keep: locked, tamper-resistant boxes anchored along fence lines and travel routes, monitored on a schedule. They intercept neighborhood pressure before it reaches your roofline. On our Max plan, rodent station monitoring is part of regular service.

Exclusion and Cleanup: The Permanent Fix

Trapping treats the symptom. Exclusion cures it. We seal entry points with materials rodents can't chew through — metal flashing, hardware cloth over vents, sealant rated for the job — working from the roofline down. The standard is brutal on purpose: a quarter for rats, a dime for mice. Close them all or you've closed nothing.

Then we make the attic uninviting. Rodent droppings and urine carry scent markers that tell the next rodents the route works. Our attic sanitation removes droppings and contaminated nest material so a sealed home stops advertising itself.

Finish the job in the yard: trim branches off the roofline, thin the oleanders, pick up fallen citrus. Sealed, clean and trimmed is a home rats stop trying — and that's the whole point.

What's scratching in my attic at night?

In the East Valley, the odds-on answer is roof rats — they're nocturnal, so the noise starts just after dusk and sits above your ceiling. Light, fast skittering can be mice; heavier movement points to rats. An attic inspection settles it quickly, and droppings tell us the species on sight.

Why are roof rats so bad in Mesa and Gilbert?

Citrus. The old citrus-belt neighborhoods give roof rats everything: fruit for food, dense canopy for cover and branch highways straight to the roofline. They established in the Phoenix area in the early 2000s and the East Valley's mature landscaping has kept them fed ever since.

Will poison make rats die inside my walls?

It can — which is exactly why we don't use bait indoors. Inside the structure we run snap traps: fast, verifiable, nothing decomposing in a wall void. Bait goes outside only, in locked tamper-resistant stations along the routes rats actually travel.

How are rodents getting into my house?
