What We Check
Stem walls first. The exposed concrete between the soil and your stucco is where desert subterranean termites build their mud tubes, and it's where most Arizona infestations announce themselves. We walk the full perimeter with a flashlight — including behind shrubs and stored items where tubes like to hide.
Then the garage: expansion joints and the slab edge are favorite entry points because the concrete gap gives termites a covered route up. We check wood-to-soil contact anywhere on the property — fence posts against the house, stacked firewood, planter boxes — plus moisture points like AC condensation lines and hose bibs, since moisture pulls termites in.
Inside, we look for kickout holes — small mud-rimmed pinholes in drywall — along with bubbling paint, drooping texture and anything you've flagged. The whole inspection typically takes 30 to 45 minutes.
What Happens After
If we find nothing, you get a clean report, a rundown of what to keep an eye on, and your afternoon back. No manufactured urgency. That's the whole transaction.
If we find activity, we show you — physically point at the tubes or damage — and write up a treatment quote on the spot. Is the termite inspection really free?
Yes — free for homeowners, no purchase required. We make our money treating termites, not finding them, so there's no incentive to invent a problem. The exception is escrow and home-sale WDIIR reports, which are a formal flat-fee service. Call for that pricing.
How long does a termite inspection take?
Usually 30 to 45 minutes for a typical East Valley home: the full exterior stem wall, the garage, wood-to-soil and moisture points, plus an interior check. Bigger lots or homes with lots of stored items against the walls take a little longer.
Do I need to be home for the inspection?
We recommend it. The exterior can be checked without you, but the interior look and the walkthrough of findings are the most valuable parts — it's much better when we can point at things and answer questions on the spot.
