If covered pests return, so do we.
Based in San Tan Valley and answered by the owners.
NEARPEST is a veteran-owned Arizona pest defense company. We exist because pest control quoting got weird, mystery pricing, surprise contracts, guarantee fine print. We deleted all three.

Veteran-owned
NEARPEST · San Tan Valley, AZ
NEARPEST is veteran-owned and built in San Tan Valley. We run it ourselves and cover the whole Valley from here.
It started with a simple observation: when you call most pest control companies and ask what it costs, the answer is a sales appointment. The price depends on your neighborhood, your negotiating stamina, and how badly they want the route. So we built the opposite. Our prices are published on this website. Our plans are month-to-month. Our guarantee fits in one sentence: if covered pests come back between visits, so do we, free.
We also don't sell spray jobs. We build pest defense systems, recurring protection, monitoring, documentation, and fast response, so the invisible threats get handled before they turn into expensive ones.
We're new, and we're not pretending otherwise. No invented "25 years of trusted service" banner, no stock-photo family on the truck. What you get instead: a veteran-owned operation, written service details, and the kind of effort a company puts in when every single review still matters.
The standard
Five things we won't bend on
0 1
Prices live on the website
Every residential plan price is published. Commercial gets starting-at pricing. If the number changes after a walkthrough, you see why in writing.
0 2
Month-to-month, always
No 24-month contracts, no cancellation fees. We keep customers with results, not exit penalties.
0 3
Free re-service, no debate
Covered pests come back between visits? So do we, at no charge. You don't have to argue for it, it's the default.
0 4
Show-up windows that mean something
You get a real arrival window and a text when we're on the way. Your Saturday is not an 8am-to-5pm hostage situation.
0 5
The work gets documented
Each recurring visit produces a digital Defense Report so the next service starts with evidence, not a guess about what happened last time.
Read the full guarantee on the guarantee page, it's in clear language on purpose.
How we operate
What veteran-owned means inside NEARPEST
That does not mean every pest disappears forever after one visit. Arizona keeps producing insects, rodents, and scorpions around the structure. The standard is more practical: identify what is happening, explain the controllable conditions, complete the promised service details, document the visit, and respond when covered activity returns between scheduled services.
It also means a customer should know who owns a problem. A service question should not bounce between a salesperson, a call center, and a subcontractor who never saw the property. When a visit needs correction, the route history and Defense Report give the team a shared record of what was found and what changed.
Why the company started in San Tan Valley
A home backing open land does not carry the same pressure as the same floor plan inside a finished subdivision. Johnson Ranch greenbelts do not behave like a dry desert-edge lot. New grading can shift scorpions and rodents toward nearby walls, while mature landscaping can support crickets, spiders, ants, and roof access. Starting here forces the inspection to consider the property boundary instead of treating every address like a copy.
The home base also makes the service area a route decision, not a map-coloring exercise. Core routes run through San Tan Valley and Queen Creek, with scheduled coverage across Florence, Coolidge, Gold Canyon, Casa Grande, Gilbert, Chandler, Mesa, Scottsdale, and Tempe. Areas without a dependable route should not be promised just to collect a form submission.
We publish what can be standardized
Standard residential route work is priced by home size and visit schedule, so those numbers belong online. A homeowner can see quarterly service from $49 per month, Basic service from $59 per month with visits every 2 calendar months, monthly service from $99, and the Initial Defense tiers before starting the price funnel.
We inspect what cannot be standardized
Termites, rodents, bed bugs, commercial sites, estate lots, and heavy infestations change with access and work required. Those jobs receive an inspection and a written number because a teaser price would hide the work that resolves the problem.
We say what the service cannot do
pest activity can be reduced at the home. The surrounding desert, wash, golf course, sewer system, or neighboring property remains outside our control. If a repair, sanitation change, or access correction is necessary, the limit belongs in the conversation before the treatment is sold.
New company means the proof is happening now
A new company is not automatically a better choice. If you want the longest review history in the market, another operator may fit better today. If you value direct owner accountability, published pricing, month-to-month residential service, and a free return path for covered pests, those are the standards we are prepared to be judged on from visit one.
Customers can check the team, service area, terms, pricing, and contact information before sharing a phone number or scheduling a visit.
