Local owners, direct accountability
Encanterra is a resort community built around a private golf club, irrigated landscaping, common areas, block walls, and gated access. Those features make route preparation and property inspection important. A golf-course-facing lot, an interior home, and a property beside maintained common landscaping can show very different pressure.
That is why the service starts with the home rather than a neighborhood-wide assumption. We inspect the active areas, confirm what is accessible, coordinate the gate instructions you provide, and match the visit schedule to the evidence. The owners remain accountable for service standards, price confirmation, service records, and the written re-service promise.
The first visit is not a rushed lap around the foundation. It includes an inspection, price confirmation, targeted setup treatment, accessible entry-condition review, a digital Defense Report, and guarantee activation. If the evidence points to termite work, active rodent trapping, major exclusion, or construction repair instead of a general-pest plan, we explain that before work begins.
Golf-course and desert pest activity
Turf, drip lines, irrigation boxes, drains, planters, and shaded rock can provide moisture and shelter for crickets, cockroaches, ants, and spiders. We inspect those smaller insects first because they can keep larger predators hunting near patios, walls, and garage entries.

How we protect Encanterra homes
We inspect irrigation boxes, drip emitters, drains, dense landscape rock, shaded turf edges, and other locations that can hold the moisture crickets, cockroaches, ants, and spiders use.
We inspect wall caps, joints, shaded corners, and accessible voids. Where evidence, access, and the product label support it, we treat those locations instead of promising unnecessary drilling or blanket wall treatment.
Before the appointment, we confirm the current guest-list, gate-code, or resident-access instructions you provide. Access remains the homeowner's responsibility, but the route is planned so the gate does not become a last-minute surprise.
We check garage thresholds, side seals, exterior doors, utility penetrations, and practical entry gaps. Sealing and exclusion are separate services from $399; damaged doors and major construction repairs are documented separately.
Ryland and Keegan own the company and remain accountable for route standards, service notes, price confirmation, and the written guarantee. Encanterra service is not handed to an unknown dispatch marketplace.

What the plan covers: Recurring plans cover common crawling pests named in the written agreement, including scorpions, spiders, crickets, ants, earwigs, and common household roaches. Homes over 4,500 square feet, unusually heavy activity, termites, bed bugs, active indoor rodent trapping, German cockroach infestations, seasonal mosquito reduction, major exclusion, and other specialty work require an inspection and separate written proposal.
There is no long-term residential contract and no cancellation fee. Service remains month-to-month. If you need to pause or cancel, contact NEARPEST so the account and next scheduled visit can be updated.
Initial Defense setup
We identify irrigation pressure, block-wall travel paths, prey activity, garage gaps, utility openings, patios, foundation edges, and any side that faces the golf course, common landscaping, or open desert.
You approve the recurring rate and one-time Initial Defense price before treatment starts. Homes over 4,500 square feet, unusually heavy activity, and specialty infestations receive a separate written proposal.
We establish the exterior treatment zone and target covered activity around labeled, accessible wall voids, rock, planters, drains, patios, and the foundation. Interior spot treatment is included when appropriate.
We inspect thresholds, corners, door seals, and practical utility entries. Sealing and exclusion are separate services from $399, while damaged doors or major exclusion needs are documented for repair.
Your digital report lists the findings, treatment locations, products used, EPA registration numbers, and label-directed re-entry instructions for children and pets.
Once recurring protection begins, a covered pest returning between scheduled visits qualifies for a targeted re-service at no additional charge under the written plan.

Two homes on nearby streets can have different wall access, irrigation, landscaping, garage seals, prey activity, and indoor evidence. A course-facing home should not be pushed into monthly service without evidence. A well-sealed interior lot may fit quarterly service, while repeated scorpion sightings with active cricket pressure may justify monthly attention.
Our written re-service promise
The return visit is built around the location where activity appeared. We review earlier service notes, inspect the new evidence, and treat the relevant area. The guarantee is not a promise that no outdoor insect will ever cross the property, and it is not a substitute for correcting a leak, damaged door, structural gap, or sanitation condition that continues to support activity.
Specialty services keep their own written details. Termite treatment, bed-bug remediation, active rodent trapping, major exclusion, and German cockroach clean-outs are not silently folded into a general recurring plan.

Price varies by home size and service needs. Home Defense is $55/month for 2,501–3,500 sq ft and $65/month for 3,501–4,500 sq ft, with standard setup fees of $179 and $209 respectively. Quarterly starts at $45/month and Monthly at $79/month, with standard setup pricing. Billing is monthly. Homes over 4,500 sq ft, acreage, heavy pest activity and specialty work require a written quote. Applicable taxes and separately approved work are extra.
